Those kind of bugs often appear when parts of the map design are corrupted.
Open the scenario in the editor, then select the texture "desert". Then paint the whole map with it. If the editor crashes at some point, you have found the corrupted part of the map. Redo said part, until the game crashes no more.

I'm not sure if just deleting tree units really helps. I think it is better to copy non-corrupted terrain over the corrupted area first and then to start the re-doing.

I'm very sure, it's because of corrupted terrain. Sadly, even re-done areas can get corrupted again and again.
Which AoC Version is the one you are working with btw?

Mountains could be a problem, if they are too close to the edges (the outside black) of the map.
